What fittings and infrastructure are included?
The apartments have a video intercom, and the lower (larger) apartments also come with their own green area. Cable conduits will be installed, including wired and fibre-optic lines, for easier connection and a tidy finish. The building is connected to electricity, gas, the municipal water supply and sewerage; waste collection is organised and a building manager is planned. The apartments will have underfloor heating.

What is the immediate neighbourhood and transport connection like?
The immediate area is quiet and practical for everyday life, and its greatest advantage is the fast link to Zagreb thanks to the nearby new expressway. The project is currently 50 minutes from the eastern entrance to Zagreb. The centre of Bjelovar is 5 minutes away, the new Wellovar thermal spa 4 minutes, and the nearest shopping centre 6 minutes.
Is the location suitable for living in or as an investment (letting)?
Thanks to the proximity of the town centre, the Wellovar thermal spa and the connection to Zagreb described above, the location suits both comfortable everyday living and long-term or holiday letting, depending on what you have in mind.
Given the current property market and the continuing rise in prices, the location is certainly suitable as an investment.
Bjelovar is rapidly becoming a “suburb of Zagreb”, which makes it a perfect location if you work in Zagreb but still value a quieter life and having everyday amenities for children nearby (primary schools, secondary schools, a music school, sports facilities).

Does the City of Bjelovar co-finance private kindergartens, and how?
Alongside the municipal kindergarten, the City of Bjelovar regularly co-finances four private kindergartens in town. Since May 2025 this subsidy has risen by €30 per child per month – from €295 to €325 per child per month.
The city will set aside around €250,000 more per year for this. Total annual co-financing for places for 676 children in private kindergartens will therefore come to €2,650,000.
